How it works

From invite link to verified report

You send one link. Your client documents the property on their own phone, on site, in 15 to 25 minutes. You get a verified documentation report: GPS-stamped photos, property details and a condition review, usually within an hour, same business day at the latest.

  1. 1
    You
    Send the invite

Enter the client's name, email and address. PropID emails a unique link that works for 7 days.

  2. 2
    Your client
    Confirm location

The phone's GPS has to match the property, then the client confirms the address. Opened on a computer, the link offers a QR code to switch to the phone.

  3. 3
    Your client
    Enter the basics

Type, bedrooms, bathrooms, basement and mechanical systems. The photo checklist is built from these answers.

  4. 4
    Your client
    Walk the checklist

Every required room, with minimum photo counts. Progress is saved on the device, so a closed browser doesn't mean starting over.

  5. 5
    Your client
    GPS-stamped photos

Each photo carries the address, coordinates and time, burned into the image.

  6. 6
    Your client
    Send

The client reviews what they entered and taps "Send to your lender". If a photo fails to upload, they can retry just that photo.

  7. 7
    PropID
    Condition review

AI reviews every photo for condition and checks the client's answers against the images. The rating and its photo-cited rationale are printed in the report.

  8. 8
    You
    Receive the verified report

A sealed PDF with GPS-stamped photos, a GPS map, property details, the condition review and a QR code anyone can use to confirm it's genuine. Usually within an hour, same business day at the latest. On lending files, the lender can add sold comparables, approved by its own reviewer.

0 apps

Sample data shown. PropID reports are verified property documentation, not an appraisal, inspection or valuation. PropID never gives the homeowner a value, and insurance, rental and securement reports never carry one. On lending files, the lender may optionally add sold comparables to its report, approved by its own reviewer; ask us if you want them on your files.
